Denholtz Associates, a New Jersey-based real estate investment and development company, recently signed a 10-year lease agreement with the U.S. General Services Administration for the Navy to occupy 15,676-square-feet at 2400 Lake Park Drive in Smyrna, GA. Michael Howell of Resource Real Estate Partners represented Denholtz Associates in this transaction, while Studley Inc.’s managing Director, Eric Weiss, represented the tenant.
“We are delighted to be able to provide high-quality space for one of the Navy’s recruiting divisions,” stated Denholtz Senior Vice President of Leasing Kristine B. Hurlbut. “2400 Lake Park’s convenient location and accessibility to major highways makes it an attractive choice for a wide variety of tenants.”
Located less than one mile from Interstates 75 and 285 and the Cobb Galleria office park, 2400 Lake Park is a 103,962-square-foot, four-story office building that was built in 1983. Interior and exterior renovations were completed between 2003 and 2005, providing upgrades to the property including California-fir landscaping, fieldstone and tinted-glass exteriors, and a high percentage of exterior window offices for each suite. The building is located in a heavily-landscaped, association-managed office/residential park that includes lakes and jogging trails. Other amenities include card-access HVAC system with multi-zones on each floor, access to commuter bus services, a daily security patrol and proximity to many hotels and restaurants, the Cumberland Mall, the Cobb Galleria Centre and the Cobb Energy Performing Arts Center.
